Positive: A modern house on a gated community a long way out of the city but that was okay for me. So the location was a positive.
Negative: I have taken a while to think about what I'm going to say here because normally I don't need to write a negative review. But one of the biggest issues I had when I arrived was to find that there is no air-conditioning in the living room. It's mid 36 + centigrade (97 degrees F) outside and any guest wants to come in from the searing heat and sit down with a cold beer and cool down by switching the Aircon on BUT in the living room and downstairs there is no air conditioning (exception, the small bedroom does). When i pointed this out to the host her answer was "it costs too much, you can always go in the bedroom !!" - not an appropriate reply. The second major issue was at the time i visited, and for weeks before, Chiang Mai province was engulfed in toxic smoke - registering at hazardous to health levels. I asked for air filters to be in placed in the house. I was told i could have two one for each of two bedrooms - this left the rest of the house full of toxic air. IMO every bedroom and the living room should have had fully automatic operational air filters. If a family has to use all the bedrooms - two have clean air two suffer toxic air. Knowing that this smoke hazard is an annual event, i should not have had to ask for them at the price being charged. Being blunt, for the price that i paid and what is being quoted for this property, there are better valued properties available in Chiang Mai and for the reasons that I've expressed I would not recommend it.
Summary: Maybe passable under some circumstances, but expensive and needs landlord to think of guests
